Common Problems

Peeling

Peeling is typically found on Door Trim, Railings, Garage Trim and Posts. These areas and any other horizontal surfaces have high potential for water to collect, sit and break down the paint. Once the paint starts peeling, water will penetrate the wood, leading to rotting boards which must be replaced. We will start by scraping off the old paint, sand the area to create a surface suitable for bonding, then we will prime the area in preparation for new paint.

Fading

Fading is typically found on the South and West sides of your home due to these regions being subject to prolonged exposure to the sun. The sun beating down on your home over time will break down resin in the paint. Resin is the hardening agent in paint. When the resin has broken down and without it your house becomes vulnerable to the elements. Fading is especially problematic for wood siding, without protection from paint, the boards will begin to warp. Siding replacement is the only way to fix warped boards.

Cracking

Cracking is commonly seen at joints where trim meets siding, or where trim meets trim at an angle. Caulking is applied to all joints to prevent water from seeping in the cracks. The problem is, contractors love to use cheap caulking to cut costs. Texas has a high temperature fluctuation from night to day, this temperature fluctuation causes your house to expand and contract, causing siding and trim boards to move. Cheap caulking is not flexible and will crack under such stress, water will then seep into the cracks penetrating the unprotected backside of the boards. The sitting water will cause either warping or wood rot depending on where the breakdown occurs. We use a 35 year siliconized acrylic caulking that is designed to flex with temperature fluctuations.

Nail Holes

Nail holes are commonly found on siding where the boards were nailed onto the home or where exterior equipment has been previously mounted to the side of a home. Moisture is always looking to find its way into your home, and nail holes provide a perfect area for penetration. When water enters a nail hole it will sit there and cause the wood to swell and paint to break down. This swelling of the wood can cause deformities, which we are unable to fix, however, we can prevent any further damage by sanding down the area to an even surface and filling the hole with caulking prior to painting.
